Quick answer
Yes, you can get GST registration for a rented shop, office or warehouse in Delhi NCR. Upload the rent or lease agreement plus one ownership document of the landlord, such as a property tax receipt or electricity bill. If there is no agreement, a consent letter or an affidavit with proof of possession is accepted.
If your shop, office, godown or home-based workspace in Noida, Gurugram, Delhi or Ghaziabad is rented, you can still get GST registration for rented premises. The GST system does not require you to own the property. It requires you to prove that you have the right to use the address as your principal place of business. This guide explains the documents the GST portal accepts for rented premises, what to do when there is no formal agreement, how long approval takes, and how to avoid the mistakes that cause queries and rejections. Information is current as of November 2026; always confirm on the official portal, gst.gov.in. New GST Registration is a private consultancy by BizSetups Consulting Pvt Ltd and not a government body.
Can I get GST registration on a rented property?
Yes. A rented, leased, shared or even consent-based address is valid for GST registration. You upload proof of the premises with Form GST REG-01: normally the rent or lease agreement plus one ownership document of the landlord. The government fee for GST registration is nil. Approval depends on the address proof being clear, matching and verifiable.
CBIC Instruction No. 03/2025-GST (17 April 2025) tells officers how to treat each type of premises, and it is the best reference for what is acceptable. In short: owned premises need any one ownership document; rented premises need the agreement plus the lessor's ownership proof; and where no agreement exists, a consent letter or affidavit route is available. To see the full application flow first, read our step-by-step GST registration process.
What documents are accepted as address proof for rented premises?
For a rented place of business, the portal accepts the rent or lease agreement together with one ownership document of the landlord. Ownership proof can be a latest property tax receipt, municipal khata copy or the owner's electricity or water bill. Registered agreements do not need the landlord's identity proof; unregistered ones do.
Here is the practical checklist drawn from CBIC Instruction 03/2025-GST:
| Your situation | What to upload | Extra proof the officer should not ask for |
|---|---|---|
| Registered rent or lease agreement | Agreement + one ownership document of landlord | Landlord identity proof |
| Unregistered rent agreement | Agreement + one ownership document + landlord identity proof copy | Landlord PAN or Aadhaar, photos of the property |
| Utility bill in your name | Rent agreement + electricity or water bill in your name | Further proof of possession |
| No rent agreement | Affidavit on non-judicial stamp paper + a document showing possession (for example an electricity bill in your name) | Additional documents |
| Premises of a relative or spouse | Plain-paper consent letter + owner identity proof + one ownership document | Additional documents |
| Shared premises | Agreement with one ownership document, or a consent letter if no agreement | Presumptive queries |
Many people call the landlord's letter an NOC for GST registration. In the official language it is a consent letter from the owner. It can be on plain paper, but it should state the owner's name, full property address, the name of the business, and a clear statement that the business is permitted to operate from the premises. Our broader checklist of documents required for GST registration by business type covers the PAN, photograph, bank proof and constitution documents that go along with the address proof.
How do I apply step by step with a rented address?
Apply on the GST portal under Services, Registration, New Registration. Fill Part A with PAN, mobile and email, then Part B with business details, the address, the proof of premises and the bank details. Sign with Aadhaar authentication or DSC, and note the ARN used to track the application.
- Keep the agreement ready. Check that the landlord's name, your business name, the address and the term are all stated clearly.
- Collect one ownership document. Ask the landlord for a recent property tax receipt, or an electricity bill in the owner's name.
- Complete Part A. Enter PAN, mobile number and email; verify with the OTPs.
- Complete Part B. Enter trade name, constitution, promoter and authorised-signatory details, principal place of business and additional places, goods and services, and bank account.
- Upload documents. Upload the address proof as a clear PDF or JPEG within the size limits shown on the portal.
- Authenticate and submit. Complete Aadhaar authentication; some applicants are also asked to visit a GST Suvidha Kendra for biometric verification.
- Track the ARN. Reply quickly to any notice in Form GST REG-03 using Form GST REG-04.
Not sure which documents suit your case? Our team at GST registration services reviews the address proof before filing so that it matches what the officer will see.
How long does GST registration take for a rented office?
Complete, non-risky applications are expected to be approved within 7 working days of submission. If the application is flagged for physical verification, the registration decision is due within 30 days. A query notice must be answered within 7 working days. The system does not give deemed approval, so follow up.
| Stage | Timeline under CBIC Instruction 03/2025-GST |
|---|---|
| Approval of a complete, non-risky application | Within 7 working days of submission |
| Notice in Form GST REG-03 (non-risky) | Within 7 working days of submission |
| Your reply in Form GST REG-04 | Within 7 working days of the notice |
| Officer's decision after your reply | Within 7 working days of the reply |
| Cases with physical verification | Within 30 days of submission |
A newer option is the Simplified GST Registration Scheme under Rule 14A, notified with effect from 1 November 2025. Eligible small taxpayers who self-declare monthly output tax liability on B2B supplies of up to ₹2.5 lakh, and who complete Aadhaar authentication, can get registration within 3 working days, though applications flagged as high-risk may go to manual verification. Check the current GSTN advisory before relying on it.
What if I have no rent agreement?
If you have no written rent agreement, you can file an affidavit on non-judicial stamp paper, executed before a First-Class Judicial Magistrate, Executive Magistrate or Notary Public. Attach a document that shows you are in possession, such as an electricity bill in your name. Alternatively, a plain-paper consent letter from the owner can be used.
This situation is common in Delhi NCR: small traders in Gaffar Market or Lajpat Nagar, sellers working from a family flat in Indirapuram, and consultants in a shared floor in Noida Sector-62 often operate on a verbal arrangement. Rather than leaving it informal, put it on paper before you apply. A simple 11-month agreement costs little and removes the biggest source of GST queries.
Can I use a virtual office or co-working space?
The CGST Act does not ban co-working or virtual office addresses, and CBIC Instruction 03/2025-GST does not specifically mention them. They are accepted only when the address is real, documented and able to receive official mail and an officer's visit. Weak providers are the main risk, because poor paperwork leads to queries, physical verification and sometimes rejection.
Before you sign for one in Gurugram Cyber Park, Udyog Vihar or Noida, ask the provider for: a registered lease between the provider and you, an owner's ownership document for the building, a consent letter in your name, a recent utility bill, and a named person who will receive visits. Be cautious with very cheap packages and with addresses shared by dozens of unrelated businesses; the officer may ask for physical verification. The portal also requires you to list the goods or services you actually supply, so a registration with no real operations behind it is a poor idea.
Which documents are needed for different business types?
Address proof is only one part of the file. Each constitution has its own identity and proof-of-existence documents. Match them to your structure before you upload.
- Proprietorship: PAN, Aadhaar, photograph, bank proof and address proof. See GST for proprietorship and partnership.
- Partnership and LLP: partnership deed or LLP agreement, PANs and photographs of partners, authorisation letter and address proof. A partnership applicant should not be asked for extra documents such as an Udyam certificate.
- Private limited company: certificate of incorporation, PAN of the company, board resolution and director details. See GST registration for a private limited company.
- Online sellers: if you sell through marketplaces, read GST for e-commerce sellers to understand TCS credit and returns.
What are the most common mistakes that cause rejection?
Most rejections for rented premises come from mismatches rather than from the rented status itself. The address in the agreement, the electricity bill and the application should read the same, and the documents should be readable, complete and current. Fixing them before filing is far cheaper than answering a notice.
- Different addresses on different documents. Sector numbers, floor, plot or shop numbers and pin codes must match everywhere.
- Agreement without the landlord's ownership proof. The agreement alone is not enough.
- Blurry or cropped scans. Upload every page, in good resolution, within the file-size limit.
- Expired or unsigned agreement. Check dates, signatures and, where applicable, stamp duty.
- A consent letter that does not name the business or premises. Keep it specific.
- Not replying to the notice. If you do not reply to Form GST REG-03 within the time limit, the officer may reject the application in Form GST REG-05.
- Not being at the address. If physical verification is ordered, someone must be available with the documents.
If your application is already rejected, you can usually file a fresh application with corrected documents, or use the appeal route where you disagree with the reasons. Our GST advisory team can look at the order and tell you which route fits.
What changes after registration if I move or open a new branch?
Any change of address or an additional place of business must be reported on the GST portal through a non-core or core amendment, depending on the field. Moving within the same state does not need a new GSTIN, but a business operating in another state needs a separate registration there.
For example, a Noida trader who rents a warehouse in Greater Noida can add it as an additional place of business, while a Gurugram firm that opens a branch in Delhi needs a separate registration for Delhi. Keep the new agreement and ownership proof ready, and update your invoices and e-way bill details once the amendment is approved. Missing filings during the change period can also trigger late fees, so also see our guide to GST late fees, interest and penalties and our GST return filing service.
Who needs GST registration in Delhi NCR, and when?
A supplier of goods must generally register once aggregate turnover crosses ₹40 lakh (₹20 lakh in special-category states), and a service provider once it crosses ₹20 lakh (₹10 lakh in special-category states). Inter-state sellers, e-commerce sellers and several other categories must register irrespective of turnover. Delhi, Uttar Pradesh and Haryana are generally in the normal category for goods, but verify the position for your state on the portal.
Registration is due within 30 days of becoming liable. Read our detailed article on the GST registration threshold limit for examples, and if you want expert help choosing a partner, see how to choose the best GST consultant near you.
